WASHINGTON STREET PENTHOUSE

The site for this project is a 100-year-old luxury apartment tower designed by Conrad Alfred Meussdorffer, an architect active in Marin and San Francisco from 1892-1928.  The Beaux-Arts style building has 10 full-floor apartments, and our project renovated the 11th floor penthouse unit which is wrapped on three sides by a roof terrace.  The design maintains the original fit and finish of the living rooms and entry hall, and balances this historic character against a more modern development of the spaces central to everyday comfort and function including the kitchen, bathrooms, laundry, and bedroom.  The new work relates to the building’s vintage by using materials like Oak, Carrera marble, plaster, and brass.  The original steel window system – unique to the penthouse level - served as a departure point for the design approach, with wood, stone and metal recalling the windows divided lights but in a flexible framework, more appropriate to the current day.  Remarkable technical aspects of the project included removal and rework of portions of the building’s concrete structural frame, and discovery of an abandoned stair (the penthouse was originally connected to the unit below) which was converted to a pantry to provide much-needed storage.
